    What the lease requires back: often reinstatement to the original layout, not just an empty unit. Racking, partitions, signage and fixtures all sit on one side of that line or the other, and the visit establishes which.

    Managed sites want RAMS, insurance certificates and booked access before a crew is allowed through the gate. Firms that do commercial work carry these as standard.

    Furniture and racking to resale where it has value, metals to scrap, electricals through the WEEE route, data-bearing kit destroyed with certificates, general waste last and licensed.

Two identical units can need completely different clearances because the leases say different things. One tenant hands back a bare shell; the next door tenant must leave the partitions, the kitchen and the carpet exactly as fitted. Getting this wrong in either direction costs money: strip too little and the schedule of dilapidations charges you the landlord's contractor rates; strip too much and you have removed the landlord's property.

The fix is boring and effective: the firm walks the unit with the lease's reinstatement clause, or with your agent, before quoting. Ten minutes of reading saves the kind of dispute that outlives the tenancy.
