You stay in control of the job, start to finish
Describe the property once. Firms bid for it. You compare them side by side, pick a date, change your mind if the job grows, and the money only moves when you say the work is done.
Free, no obligation, and your number is never sold on.
Say it in your own words. We turn it into a scope.
You are not filling in a trade form. Describe the property the way you would describe it to a friend, and we structure it into something every firm reads the same way, so three quotes come back genuinely comparable instead of three guesses.
- What is included, and what is explicitly not
- Rooms, loft, garage, shed and garden, named individually
- The things that actually move a price: fridges, a piano, no lift, a permit bay
- Photos if you have them, and it is fine if you do not
“Mum’s house, 3-bed semi in Croydon. Everything goes except the piano and the boxes in the front bedroom, my brother is collecting those Saturday. There’s a chest freezer in the garage that hasn’t worked in years.”
Firms bid for the job. You see all of it.
Up to three licence-checked firms price the same scope, and the quotes land in one table rather than three phone calls you have to write down. The resale offset is a column, not a favour, the contents belong to you, not to whoever carries them out.
- Price, resale offset and true total side by side
- The earliest date each firm can genuinely do it
- Ratings from jobs booked here, not scraped from elsewhere
- No ranking by who pays us most, sort it however you like

Pick a day that works. Not one you are given.
You see the firm’s real availability and choose from it. If you are working to a completion date or a tenant check-out, put it in, and only firms who can actually hit it will bid for the job.
- Live availability, not “we will call you to arrange”
- Morning or afternoon start, so you are not waiting in all day
- Everything in writing before anyone turns up
- Reschedule from the same screen if the sale date moves
Jobs grow. That should not mean an argument on the day.
You open the loft and it is full. The garage is worse than you remembered. Ask for it to be added and the firm prices it before the work happens, you approve or you decline, and the new total is locked in writing either way.
- Every change priced up front, never afterwards
- Nothing is added to your bill without you approving it
- The whole thread is kept, so there is no “you said” later
- Decline it and the original price stands untouched
The money does not move until you say it can.
You pay into a held account when you book. The firm does the work. Then you walk the property, or someone does it for you, and only when you accept does the money reach the firm. If something is wrong, you raise it before anything is released.
- Held from booking, released on your acceptance
- No cash deposit handed to a stranger on a driveway
- A dispute pauses the release, rather than chasing a refund afterwards
- The firm knows it will be paid, so the price stays honest

Four checks. No exceptions.
Anyone with a van can call themselves a clearance company. These checks are the difference between a professional clearance and your waste turning up in a layby with your name on it.
- Waste-carrier licence, verified against the Environment Agency's public register, and re-checked yearly. You're legally responsible for your waste; this is the check that protects you.
- Insurance, £2m public liability minimum, certificate seen and in date. Things get bumped on stairs; it matters.
- Track record, references from real recent clearances, checked by phone, plus reviews from jobs booked through us.
- The family-house test, our vetting team comes from the clearance trade and interviews every firm. The final question: would we send them to our own family's house? If not, they don't join.
