Garage clearance

Garage clearance in London & the South East

Garages are where a house keeps the things that are hardest to throw away: paint, oil, batteries, gas bottles, tyres. Each has its own legal disposal route, which is why a garage is quoted differently from the same volume of furniture.

Garage clearance across London and the South East

Garages hide the awkward things: oil, paint, gas bottles, tyres and asbestos sheeting. A licensed firm separates those properly rather than putting them through a skip.

Every firm is checked against the Environment Agency register, insured to at least £2m, and asked for references we actually call. Your job goes to a maximum of three of them.

What a garage clearance includes

  • All labour and the vehicle
  • Licensed disposal, with a waste transfer note for your records
  • Dismantling furniture where it will not fit through the door
  • Sweeping through afterwards, left broom-clean
  • Resale value on good furniture offset against your price
  • Donation to charity of anything usable, receipts on request

Estimate this job

How a garage clearance runs

Usually half a day. The chemicals shelf decides the price.

  1. 1
    List the awkward stuff first

Paint tins, oil, car batteries, gas bottles, tyres, chemicals. These are the items that carry separate disposal fees, so naming them up front is what makes the quote hold.

  2. 2
Pull out anything worth keeping or selling

Tools hold value better than almost anything else in a house. A garage with a decent bench of hand tools, a mower that runs, or bikes worth servicing should see that reflected as a resale offset in the quote.

  3. 3
    Clear and sort by route

General waste one way, metals to scrap, hazardous items to the facilities licensed to take them. Sorted properly, a surprising amount of a garage is recycled rather than tipped.

  4. 4
    Sweep out and hand back

Empty, swept, and yours again. If the doors barely close now, this is the half day that fixes it.

What a good firm does with the difficult items

Anyone can carry boxes. This is the part that needs doing properly.

They price the hazardous items honestly

Paint, oil and chemicals cost real money to dispose of legally. A quote that ignores twenty tins of paint is a quote that changes on the day, or worse, waste that ends up somewhere it should not.

They handle gas bottles the right way

Bottles usually belong to the supplier and go back to an agent or exchange point, not into a waste load. A firm that knows this saves you a fee.

They send metal to scrap, and credit it

Old tools, shelving, the bike skeletons, the lawnmower: metal has value, and it should soften the price rather than vanish into the van.

They spot what is worth selling

Decent hand tools, garden machinery that runs, car parts still in boxes. The offset belongs in writing on the quote.

They flag an asbestos roof rather than touch it

Many older garages have corrugated cement roofs containing asbestos. That is specialist licensed work, not part of a general clearance, and an honest firm says so on sight rather than loading it and hoping.

They leave the oil stains, honestly

A clearance empties the garage. Degreasing the floor is a different job, and a firm should say that rather than let you expect it.

Worth knowing

Why the paint shelf costs more than the furniture

Liquid paint cannot go to landfill, oil contaminates anything it touches, and car batteries and chemicals each have their own licensed route. Disposing of them properly costs the firm real money per item, which is why a garage with a well-stocked chemicals shelf can cost more to clear than the living room did.

The honest version of that cost appears as a line in the quote. The dishonest version appears later, as waste dumped where it should not be, traced back to whoever handed it over. It is exactly the situation the waste carrier check exists for: two minutes on the Environment Agency register before you book anyone.

One genuine caution: if the garage has an old corrugated cement roof, or sheets of it stacked behind the workbench, it may contain asbestos. That needs a specialist licensed route, not a general load. A good firm will spot it, say so, and clear everything else around it.

Three steps, no chasing

  1. 1 Tell us about the property

Postcode, rough size, how full it is and anything awkward about the access. Ninety seconds, and photos help but are not required.

  2. 2 Up to three firms quote

Only firms that cover London & the South East and hold a current licence see it. Fixed prices in writing, usually inside a day.

  3. 3 Pick one and book

Message them through us, agree a date, and pay the firm directly at the price they quoted. ClearSorted costs you nothing.

Common questions

Can they take paint, oil and chemicals?
Yes, priced as their own line, because each goes to a licensed facility rather than general waste. A rough count of tins when you ask for quotes keeps the price honest and the day surprise-free.
What about the gas bottles?
Bottles usually belong to the gas company, and go back through an exchange agent rather than into a waste load. Tell the firm the brand and they will route them properly, often at no disposal cost at all.
The garage roof is that old corrugated cement. Is that a problem?
It might contain asbestos, which is common in older garages and completely manageable, but it is specialist licensed work rather than part of a normal clearance. The firm will clear the contents and leave the structure; if you want the garage itself gone, that is quoted separately with the right people involved.
How much does garage clearance cost in London?
Most garage clearance jobs in London fall between £220 and £585, depending on volume, access and what is left in the property. You will get fixed quotes from up to three vetted firms, free.
How quickly can it be done?
Quotes usually arrive within 24 hours and most jobs are booked inside a week. If you have a completion date or a relet, say so and we will match firms with capacity.
What happens to everything that is taken?
Good firms clear in layers: resale first, then donation, then recycling, with licensed disposal last. Ask any firm for its waste transfer note. The ones we vet produce it without fuss.
Is ClearSorted free to use?
Yes. Firms pay us a small fee when they win work. You pay the firm you choose, at the price they quoted, and nothing to us.
Do you cover the whole of London?
Yes, we work with independent clearance firms across London and the surrounding London area. Enter your postcode and we will match the closest ones.
