A firm cannot price a house properly from a description. Expect either a twenty-minute visit or a video walk-through, room by room including the loft, garage and garden. A firm that quotes a fixed price without seeing it is either guessing or planning to revise the figure on the day.
- 2A fixed written quote
Labour, vehicle, disposal fees and any resale offset, itemised. Ask what would make it change. The honest answers are usually access, extra volume found in the loft, or fridges and mattresses, which carry separate disposal charges.
- 3Sorting, on the day
Good firms clear in layers rather than filling a skip: anything set aside for you first, then resale, then charity donation, then recycling, and licensed disposal only for what is genuinely finished.
- 4Paperwork and a broom-clean finish
The property swept through, and a waste transfer note issued to you. If you need it clean enough to photograph for an agent, that is a separate deep clean, and worth asking for at quote stage rather than after.
What a good clearance firm does differently

The quote holds because it was based on what is actually in the house.
Anything with value is yours, not theirs. It should appear as a line that reduces your price, not disappear into the van.
Wardrobes that will not fit through the door, beds, sheds, garden furniture. A firm that leaves the awkward items behind has not cleared the house.
Fridges, freezers and air conditioning units contain gases that must be removed at a licensed facility. Mattresses, tyres, paint and electricals all have their own routes and their own fees.
Furniture, clothing, books and white goods to local reuse schemes, with receipts on request. It is cheaper than tipping, so a firm that skips everything is choosing convenience over your money.
Your duty as a householder is to take reasonable measures to check that whoever takes the waste is authorised to. A receipt and a CBDU registration number you have actually looked up is what evidences that.
Why two firms can quote the same house £400 apart
Volume is the obvious one, measured in cubic yards or van loads rather than bedrooms. A sparse four-bed can be a smaller job than a full two-bed, which is why bedroom count alone is a poor guide and why surveys matter.
Access is the one people forget and the one that moves the number most. A third-floor flat with no lift, a shared stairwell, a controlled parking zone or a narrow lane all add hours of carrying, and hours are the cost. Tell firms about access up front and the quotes come back closer together.
Disposal cost varies by what is in the house rather than how much. Fridges, freezers, mattresses, tyres, paint and plasterboard all carry separate charges at a transfer station. A garage full of paint tins can cost more to clear than the entire living room.
Resale value pulls the other way. A house with good period furniture, tools or collectables can reduce the price substantially, and occasionally cancel it. That only happens if the firm declares it, which is the whole reason to compare written quotes rather than accept the first number.
