Which floor, is there a lift and does it work, where can a van legally stand, and for how long. A firm that quotes without asking these is planning to renegotiate on your doorstep.

Managed blocks often want notice, a booked service lift, or proof of the firm's insurance before a crew is allowed in. Sorting this in advance is the difference between a smooth morning and a stand-off with a concierge.

What a good firm does differently in a block
Flats punish carelessness. These are the habits that matter.
Floor, lift, parking, distance to the door. If those questions do not come up, the quote is a guess with a margin hidden in it.
Notice, lift bookings, insurance certificates. Firms that work blocks weekly have the paperwork ready before it is asked for.
Floor runners in the hallway, corners padded, doors wedged properly. Damage to shared areas lands on you as the leaseholder, so it matters that it never happens.
Sofas and wardrobes that came in flat-packed will not leave whole. Taking them apart takes minutes; forcing them takes chunks out of the stairwell.
A legal spot, a suspension where one is needed, arranged ahead. A firm feeding a meter every forty minutes is a firm charging you for it somehow.
Most blocks restrict noisy work to weekday daytimes. Good firms know without being told.
Why a second-floor flat can cost more than a whole house
Clearance labour is carrying, and a flat multiplies it. A two-bed on the second floor with no lift means every single item travels down two flights and along a corridor before it reaches the van. The same contents on a driveway would be loaded in half the time.
That is why firms ask about the lift twice. A working service lift can halve the labour on an upper-floor flat, and a broken one the crew only discovers on arrival is the most common reason a fixed price gets renegotiated on the day. Say what the lift situation honestly is, and the quote will survive contact with the building.
Parking is the other silent cost. If the nearest legal stop is a hundred metres away, every load walks that distance too. In controlled zones a parking suspension arranged with the council in advance is usually cheaper than the extra hours of carrying, and a firm that works your area will know which applies.
