Office clearance

Office clearance in London & the South East

Commercial clearances are judged on three things: whether the lease dilapidations are satisfied, whether the data is destroyed properly, and whether it happened without disrupting anyone still trading.

Office clearance across London and the South East

Office clearances carry obligations a house clearance does not: WEEE for electronics, secure destruction for paper records, and dilapidations to satisfy the landlord.

Every firm is checked against the Environment Agency register, insured to at least £2m, and asked for references we actually call. Your job goes to a maximum of three of them.

What a office clearance includes

  • All labour and the vehicle
  • Licensed disposal, with a waste transfer note for your records
  • Dismantling furniture where it will not fit through the door
  • Sweeping through afterwards, left broom-clean
  • Resale value on good furniture offset against your price
  • Donation to charity of anything usable, receipts on request

How it works

How an office clearance runs

Usually out of hours, and usually against a lease end date.

  1. 1
    Site visit and lease check

What the dilapidations clause actually requires, often reinstatement to the original layout, not just an empty floor. Getting this wrong is expensive at the schedule of dilapidations stage.

  2. 2
    Plan around trading hours

Evenings, weekends, or floor by floor. Building management usually needs notice, a method statement and proof of insurance before anyone gets a lift booked.

  3. 3
    Data-bearing equipment handled separately

Computers, servers, copiers and drives carry data and have their own disposal regime. This is not the same route as desks and chairs.

  4. 4
    Clear, reinstate, and document

Waste transfer notes, WEEE documentation and data destruction certificates, issued together for the file.

Non-negotiables

What a commercial firm must be able to produce

If a firm cannot supply these, it is not a commercial clearance firm.

Data destruction certificates

For any drive, server, copier or device that held data. You remain the data controller, handing hardware to an unlicensed firm does not transfer that.

WEEE compliance for electricals

Business electrical waste has its own disposal regime and its own paperwork.

Public liability at commercial levels

Most managed buildings will not let a contractor on site below a set figure. Check what the building requires before booking.

Method statements and risk assessments

Building management will ask. A firm that has never produced one will delay your access.

Out-of-hours working

Evenings and weekends without a premium that doubles the job.

Resale of furniture at scale

Desks, task chairs and storage have a real second-hand market. On a large floor plate that offset is significant and should be quoted.

Common questions

What happens to the data on our old computers?
It has to be destroyed to a documented standard, and you should receive a certificate listing what was destroyed and how. You remain the data controller until that is done, passing hardware to a firm without certification does not discharge the obligation.
Do we have to reinstate the office to its original layout?
Check the dilapidations clause in the lease, because very often yes. Removing partitions, making good floors and ceilings and returning it to shell can be a larger job than the clearance itself, and it is much cheaper to plan for than to be served with a schedule of dilapidations afterwards.
How much does office clearance cost in London?
Most office clearance jobs in London fall between £695 and £1,855, depending on volume, access and what is left in the property. You will get fixed quotes from up to three vetted firms, free.
How quickly can it be done?
Quotes usually arrive within 24 hours and most jobs are booked inside a week. If you have a completion date or a relet, say so and we will match firms with capacity.
What happens to everything that is taken?
Good firms clear in layers: resale first, then donation, then recycling, with licensed disposal last. Ask any firm for its waste transfer note. The ones we vet produce it without fuss.
Is ClearSorted free to use?
Yes. Firms pay us a small fee when they win work. You pay the firm you choose, at the price they quoted, and nothing to us.
Do you cover the whole of London?
Yes, we work with independent clearance firms across London and the surrounding London area. Enter your postcode and we will match the closest ones.
